Modern 30x38 Duplex Plans

I have a 30 ft x 38 ft east-facing plot and I’m ready to move ahead with complete architectural drawings. The ground floor will be reserved entirely for parking, the first and second floors will form a modern duplex, and the third floor will contain one independent room with an attached toilet.

Style & façade
The overall aesthetic should be unmistakably modern while making good use of a brick exterior finish. Clean lines, efficient space planning, and plenty of natural light are important to me.

Duplex requirements
Inside the duplex (first and second floors) I need multiple bedrooms and at least one balcony on each level. Please distribute living, dining, kitchen, and service areas logically so circulation stays intuitive and the living zone feels as open as the footprint allows.

Key deliverables
• Dimensioned floor plans for ground, first, second, and third floors
• Elevations and two cross-sections showing structural and façade details
• Terrace and parking layout drawings
• 3D exterior views to visualize the brick-clad modern look
• A basic plumbing and electrical layout so services are coordinated early
All files should be supplied in editable CAD (AutoCAD / Revit) plus PDF for quick reference.

Acceptance
I’ll consider the work complete once the plans align with local bye-laws for setbacks, parking clearance, and staircase width, and the duplex layout satisfies the bedroom and balcony brief.
