WordPress Real Estate Rebuild

I need the current site https://www.maxrenner-immobilien.at rebuilt from the ground up in WordPress, relying only on free, security-maintained themes and plugins. The finished site should feel familiar in style but does not have to be a pixel-perfect clone—clean, straightforward and fast is the goal.

Structure
Startseite (Home), Mag. Max Renner (About), Immobilienangebot (Listings) and Impressum are the only menu items I want. Texts and images from those four pages, plus a handful of existing property listings, have to be migrated so visitors instantly see that everything works.

Listings
Please set up Estatik (or a comparable free real-estate plugin availble in German) so users can simply view an offer and reach out. No advanced search, no saved favourites—just clean presentation and a contact form on each property page.

Contact
Each listing needs its own short contact form. I do not want telephone or direct e-mail shown (it`s in the footer anyway); the form is enough.

Technical flow
My current hosting is stuck on an old PHP 7.x branch, so I need you to develop on your test environment first. When the site is complete and proven on PHP 8, I will upgrade the live server and you can migrate everything across in one go. Please keep the migration process and any plugins you choose 100 % free of charge.

Deliverables
• WordPress site on your staging environment with the four pages, imported texts, images and several sample listings
• Estatik configured to match the above requirements, including working contact forms
• Responsive layout, HTTPS ready, current security best practices followed
• One-click or full-backup package plus clear instructions so the site can be transferred to the updated server without data loss

If a lightweight, well-documented theme springs to mind that fits the real-estate look and stays within the “free” rule, feel free to propose it.
