I am looking for a reliable virtual assistant who is comfortable making a significant number of outbound phone calls in the United States.
I have two primary projects:
1. Finding Attorneys
You will contact law firms from lists I provide and/or firms identified through basic research.
Your job will be to determine:
* Whether the attorney handles the type of case I have.
* Whether the attorney is accepting new clients.
* Whether a consultation is available.
* Consultation cost, if any.
* Whether the attorney works hourly, contingency, flat fee, or another arrangement when the office is willing to provide that information.
* Who I should speak with next.
* What information the firm needs from me.
* When I should expect a return call.
* Any other relevant information provided by the office.
You are not expected to provide legal advice or negotiate my case. Your job is primarily to identify appropriate attorneys and get me connected with the right offices.
2. Finding a Real Estate Agent to Sell a Property
You will call real estate agents and brokers to identify qualified agents who are interested in listing and selling my property.
Questions will include:
* Do you service the area where the property is located?
* Are you currently taking new listings?
* Are you interested in listing this particular property?
* How much experience do you have selling similar properties?
* How many properties have you sold in this area?
* What listing price range would you initially expect for the property?
* What commission do you charge?
* Are there additional brokerage, transaction, photography, marketing, or administrative fees?
* Will the property be listed on the MLS?
* Where else will the property be marketed?
* Do you provide professional photography?
* Do you use social media or paid advertising to market listings?
* Do you recommend any repairs or preparation before listing?
* How quickly could you visit/evaluate the property?
* How quickly could the property be listed?
* What is the length of your listing agreement?
* Is there an early termination or cancellation fee?
* Do you work with investors or buyers who may be interested before the property is formally listed?
For every call, you will maintain detailed notes in a spreadsheet.
The spreadsheet should include:

Requirements
* Excellent spoken English.
* Professional and confident phone presence.
* Comfortable making repeated outbound calls.
* Reliable U.S. calling capability or VoIP service.
* Strong organizational and note-taking skills.
* Ability to follow a script while still having a natural conversation.
* Comfortable speaking with attorneys, receptionists, brokers, and real estate agents.
* Available during normal U.S. Central Time business hours.
This is not a cold-sales position. You will be calling professionals because I am actively looking to hire an attorney and hire a real estate agent to sell property.
