Key goals
• Build an investor-ready financial model and pitch deck in English and Vietnamese.
• Source and approach qualified investors (institutional, family office, HNW, or private funds) who actively allocate to Vietnamese housing.
• Advise on term-sheet structure, legal compliance, and tax considerations specific to Vietnam’s real-estate sector.
• Support negotiations until funds are wired and documented.

Acceptance criteria
1. A complete, data-driven model (Excel) showing project IRR, cash-on-cash returns, and sensitivities.
2. A polished investor deck (PowerPoint/PDF) fit for both email outreach and in-person presentations.
3. A vetted list of at least 20 warm investor leads with contact details, outreach status, and next steps.
4. Documented term sheet and closing checklist aligned with Vietnamese regulations.

Timeline is flexible yet focused; first investor meetings should happen within six weeks of project start. Let’s turn this residential project into a funded reality.
