I already have a completed single-storey foubdation ring beam, but I have decided to turn the home into a full double-storey build in a clean modern style. I therefore need a fresh set of architectural and structural drawings that show:
• Which portions of the existing footing need to be cut back or thickened so the upper level can sit safely above the current layout (two downstairs bedrooms are relocating upstairs).
• A reworked ground-floor plan that keeps one common toilet and redistributes space freed up by moving those bedrooms.
• A full upper-floor layout containing a master bedroom, one additional bedroom, a dedicated study and a quiet prayers room, all tied together with circulation that meets code.
• Framing, beam and column schedules plus any steel or concrete details required for the new load path.
• Roof concept, elevations and sections reflecting a cohesive modern façade.
I will review the drawings against local building regulations and my engineer’s calculations, so dimensional accuracy and clear structural notes are essential. Please supply editable CAD (DWG or equivalent) plus PDF sheets; a simple 3-D massing or render that helps me visualise the new proportions would be a welcome bonus.
If you have experience retro-fitting second storeys onto existing slabs, I’d like to see examples in your portfolio and hear how you typically phase demolition, underpinning and new framing so disruptions on site stay minimal.
