Residential Development Financial Feasibility Estimator

Development Cost Estimator & Financial Pro Forma – Residential Development (Ontario, Canada)

I am looking for an experienced development consultant, quantity surveyor, cost estimator, or real estate financial analyst to prepare high-level development cost estimates and financial feasibility studies for several conceptual residential development options on a 2-acre site in Cambridge, Ontario, Canada.

The architectural concept plans are currently being prepared. Once completed, I will provide the site layouts and approximate GFA.

Scope of Work

For each concept, I require:

High-level construction cost estimate
Soft cost estimate
Site servicing and development cost estimate
Parking/sitework estimate
Professional fees and contingency allowances
Total project cost estimate
Financial Analysis

Please prepare financial pro formas for:

Purpose-built rental
Stacked townhouse and/or Condominium / outright unit sales

The analysis should include:

Land value
Construction costs
Soft costs
Financing assumptions
Development charges (high-level estimate)
Revenue projections
Profit analysis
Return on Cost (ROC)
Internal Rate of Return (IRR) (if applicable)
Sensitivity analysis (preferred)
Deliverables
Excel financial model (fully editable)
PDF summary report
Assumptions used
Recommendations on which concept appears to be the most financially viable under current market conditions
Experience Required

Preference will be given to applicants with experience in:

Canadian residential development
Ontario real estate projects
Development pro formas
Construction cost estimating
Financial feasibility studies
