I’m building a location-intelligence platform that empowers real-estate decisions with precise, data-driven insights. The software must analyse catchment areas, footfall, competitors, average order value, and market gaps so I can quickly identify the most lucrative sites for expansion or acquisition.
Core functions
• Catchment area engine that layers Demographic Data, Traffic Patterns, and Public Transport Access on an interactive map and lets me tweak radii, drive-times, and walk-times in real time.
• Footfall analytics covering both indoor and outdoor traffic. I should be able to upload or stream counts from sensors/APIs and see temporal heat maps, peak-hour graphs, and historical trends.
• Competitor intelligence that crawls open data and third-party APIs to pinpoint rival properties, their positioning, and their performance benchmarks.
• Revenue potential module that blends footfall with average order value to project turnover and highlight unmet demand.
• Opportunity scoring dashboard that ranks locations on a customisable scale and flags clear market gaps.
Tech expectations
Web-based (desktop first, mobile friendly) with a clean GIS interface. I currently work in QGIS but am open to Mapbox, Leaflet, or similar JavaScript mapping libraries if they speed things up. Data should sit in a PostgreSQL/PostGIS stack, though I’ll consider alternatives if you justify the gain. An admin panel for data imports (CSV, GeoJSON, API endpoints) and user management is essential.
Acceptance criteria
1. Map views render within three seconds for nationwide datasets.
2. Footfall module ingests sample CSV data (supplied) and produces matching heat maps.
3. Catchment analysis output matches my benchmark results within ±5 % for population and traffic counts.
4. All calculations and scores export cleanly to CSV and PDF reports.
5. Codebase documented well enough for an in-house developer to extend.
Timeline, milestones, and access to test datasets are ready to discuss once the architecture is agreed.
