I’m developing a ≈ 18,000 sq ft pre-engineered steel building and need a concise yet complete design package. My immediate priority is the structural scheme—member sizing, connection detailing and foundation guidance—prepared in line with recognised industry best practices so fabrication drawings can move forward without re-work.

Once the frame is locked in, I also require coordinated HVAC and MEP layouts. For MEP, the focus is on electrical and plumbing: panel schedules, single-line diagrams, lighting and small-power layouts, plus water supply, drainage and sanitary risers. Fire protection can be noted for future expansion but is not part of the current scope.

Preferred tools are STAAD Pro or ETABS for analysis and AutoCAD/Revit (BIM-ready) for all drawings so my local contractor can pick them up seamlessly. I will provide the site survey, functional brief and preliminary floor plan the moment we start and will be available for quick-turn feedback.

Deliverables
• Structural analysis file and calculation report
• General arrangement & fabrication drawings with connection details
• HVAC load calculations and duct/vent layouts
• Electrical single-line diagram, lighting & power plans, load schedule
• Plumbing schematics and fixture layouts
• Coordinated architectural plans (DWG & PDF)
• Discipline-wise bill of quantities

Please outline your workflow, relevant PEB experience and the timeframe you need to reach IFC-level drawings.
