HOA CC&Rs Transcription & Review

I have several HOA Covenants, Conditions, and Restrictions (CC&Rs) stored only as scanned PDFs. I need every page transcribed word-for-word into an editable document and, alongside that, a clear executive summary that highlights the key provisions. Once the text is captured, I also want a compliance pass focused on the General governance rules: do any clauses conflict with current state statutes, recent case law, or our bylaws? If you spot gray areas, flag them and suggest practical wording fixes.

Deliverables
• Verbatim transcription in Microsoft Word (mirroring original pagination and section numbers).
• A concise summary (no more than two pages) calling out rights, obligations, and enforcement language.
• A compliance memo limited to General governance rules, citing the statute or authority behind each issue raised.

Accuracy in legal terminology and clean formatting are critical; OCR mistakes or paraphrasing in the verbatim file won’t be accepted. If you’re comfortable tackling Architectural or Financial sections later, mention it—future phases may expand the scope.
