I am seeking qualified Arkansas-licensed Professional Engineer(s) to complete the electrical, plumbing, and HVAC/mechanical portions of an existing commercial building plan set for permit approval in Cabot, Arkansas.
Project
* Approximately 1,500 SF commercial building
* Single-story new construction
* Includes a small food-service/concession area, indoor public seating area, and public restrooms
* Architectural drawings have already been completed.
* Preliminary electrical and plumbing drawings have also been completed.
* This is not a project starting from scratch. Existing drawings will be provided for review and completion.
The City of Cabot has reviewed the drawings and provided the following response:
“The plan sheets need more detailed electrical, plumbing & HVAC details, schedules & specifications. Those details are typically completed by a licensed architect firm that employs licensed electrical, HVAC, and plumbing engineers. The engineers will add their stamps to the sheets.”
Scope of Work
The selected engineer or engineering team will review the existing plans and provide the additional engineering information necessary to produce a complete, permit-ready MEP set.
This includes, as applicable:
Electrical
* Electrical design/details
* Load calculations
* Panel and equipment schedules
* Circuiting, feeders and service information
* Required electrical details and specifications
* Coordination with HVAC, kitchen and other equipment
* Arkansas PE signed/sealed electrical sheets
Plumbing
* Complete plumbing design/details
* Water and sanitary sizing
* Fixture/equipment schedules
* Required calculations
* Plumbing details and specifications
* Coordination with food-service equipment and public restrooms
* Arkansas PE signed/sealed plumbing sheets
Mechanical / HVAC
* HVAC design and layout
* Heating/cooling calculations as required
* Equipment schedules
* Ductwork sizing and details
* Ventilation calculations
* Commercial kitchen exhaust/make-up air coordination as applicable
* Mechanical details, controls and specifications
* Arkansas PE signed/sealed mechanical sheets
Required Deliverables
Final deliverables must include:
* Complete permit-ready MEP drawings coordinated with the existing architectural plans
* Required calculations, schedules, details and specifications
* Signed and sealed sheets by the appropriate Arkansas-licensed Professional Engineer(s)
* PDF permit/construction set
* Editable source files (AutoCAD/Revit or other agreed native format)
* Coordination between electrical, plumbing and mechanical disciplines
City Plan-Review Revisions
The proposal must include reasonable revisions necessary to address City of Cabot plan-review comments related to the engineer’s MEP work through permit approval.
Please clearly identify any circumstances that would constitute additional scope before beginning that work.
Arkansas Licensing — REQUIRED
Before being awarded the project, please provide:
1. Full name of each engineer who will be responsible for the project
2. Arkansas PE license number for each engineer
3. Discipline(s) each engineer will be responsible for
4. Confirmation that the named engineer(s) will personally supervise, review, sign and seal the applicable final drawings
I will independently verify Arkansas licensure before awarding the project.
Please do not bid if your company simply prepares drawings and later attempts to locate an unrelated engineer to provide a stamp.
A team or engineering firm is welcome to bid. One individual is not required to hold every discipline if multiple properly licensed professionals will be responsible for the work.
Proposal Requirements
Please provide:
* Fixed total price for the complete scope
* Estimated turnaround time
* Arkansas PE name(s) and license number(s)
* Description of experience with commercial buildings and food-service/concession facilities
* Examples of comparable MEP permit sets, if available
* Confirmation that City of Cabot MEP plan-review corrections are included
* Confirmation that final signed/sealed PDFs and editable source files will be provided
