Airbnb Booking Manager Needed

I run several short-term rentals on Airbnb and I’m ready to hand off the calendar and booking flow so nothing slips through the cracks. Most guest questions arrive through the Airbnb inbox and are already covered by my saved replies; I simply need someone who can jump in, keep the dates accurate, adjust nightly rates when demand changes, and make sure confirmed reservations sync correctly with my existing property-management software (Hospitable).

Because the role is focused on Calendar and Booking Management, I’m happy to onboard a motivated beginner as long as you write clear English and are comfortable working inside a PMS dashboard. The cleaner and maintenance teams are scheduled automatically, so your main priority will be:

• Accepting or declining new requests within minutes
• Updating availability if a direct booking comes in
• Modifying stays when guests ask to extend or shorten their trip
• Notifying me through Slack when anything unusual appears (double bookings, payment issues, bad reviews)

I’ll provide:
• Full access to the Airbnb host account and PMS sandbox for practice
• Templates for every common guest message
• A simple KPI sheet so you can see how fast response time affects search rank

Success is measured after the first month by:
1. Response rate above 95 % within one hour.
2. Zero calendar conflicts across all channels.
3. Average nightly rate within ±5 % of the local market, based on the automated pricing suggestions you review each morning.
