KING’S EQUITY PARTNERS
Surplus Funds VA / Lead Analyst & Claimant Outreach Specialist
Long-term remote opportunity | Approximately 20 hours/week | Monthly base + 4% collected-fee commission + continuing performance bonuses
King’s Equity Partners LLC (KEP) seeks one dependable professional to analyze existing leads and contact people who may be entitled to surplus proceeds from tax sales and foreclosures. We value actual surplus-recovery experience, clear communication, accurate records and consistent follow-through.
WHAT YOU WILL DO
• Review KEP’s existing lead inventory and follow our established CRM priority queue. Identify viable opportunities, usable contact information, follow-up needs and records needing selective updated skip tracing.
• Contact potential property owners, claimants, relatives and heirs. Verify the appropriate contact, explain the public-record reason for outreach, qualify interest and handle objections respectfully.
• Follow up consistently, set appointments, assist with contract follow-up and hand interested, qualified prospects to management.
• Document every meaningful interaction, call disposition, next action and appointment accurately in the CRM.
• Flag deadlines, claim complications, duplicate or stale records and owner/heir issues for management. Protect prime calling periods from unnecessary bulk clerical work.
• Follow KEP scripts and procedures, protect claimant information, honor and document do-not-call requests, and avoid legal advice or promises of guaranteed funds.
KEP already has thousands of leads and an established CRM workflow. Higher-value, fresher opportunities may deserve earlier attention, but viable smaller cases must not be discarded. Regular commission applies to all otherwise qualifying paid cases, regardless of surplus size.
HOURS AND QUALIFICATIONS
Target approximately 20 hours per week during agreed U.S. prospect-local calling windows, including late afternoons. State your time zone, available days and hours, and earliest start date.
Required:
• Clear, professional spoken English.
• U.S. outbound-calling experience.
• Professional objection handling, follow-up and appointment setting.
• CRM and computer competence.
• Accurate documentation and the ability to work independently.
• Reliable computer, headset, stable internet and quiet calling environment.
• Strong professionalism and dependable communication.
Strongly preferred:
• Hands-on surplus funds, tax overages, mortgage-foreclosure surplus/excess proceeds, state/unclaimed funds or closely related recovery experience.
• Homeowner or claimant outreach.
• Spoken Spanish sufficient for independent claimant conversations.
Spanish is preferred, not mandatory. State your actual experience and language levels accurately.
The individual who interviews and completes the assessments must personally perform the calling work. Disclose any team member or proposed substitute; substitutions require KEP approval.
COMPENSATION — ALL AMOUNTS USD
First 90 days:
$250 monthly base PLUS 4% commission and applicable performance bonuses.
After a successful 90-day review and retention:
$400 monthly base PLUS the same 4% commission and continuing performance-bonus eligibility.
Reviews take place at approximately days 30, 60 and 90. The base increase depends on successful review and retention, not simply elapsed time.
REGULAR COMMISSION
You receive 4% of the consulting fee KEP actually collects on an eligible case attributed to your work.
Formula:
Gross surplus × KEP’s actual consulting fee percentage = KEP consulting fee.
Collected KEP consulting fee × 4% = VA commission.
Example:
$50,000 surplus × 25% KEP consulting fee = $12,500 KEP fee.
$12,500 collected fee × 4% = $500 VA commission.
This is not 4% of the claimant’s entire surplus.
Qualifying paid cases earn commission regardless of size, including $20,000, $30,000, $48,000, $75,000 and $150,000 cases. The 25% above is an example; actual case fees vary.
Commission becomes payable after KEP receives its consulting fee.
CONTINUING HIGH-VALUE PERFORMANCE BONUS
A qualifying bonus group requires:
• THREE SEPARATE eligible attributed paid cases.
• EACH case must have at least $40,000 in gross surplus.
• The three cases together must total at least $150,000 in gross surplus.
• KEP must actually receive and clear its consulting fee on all three before the group bonus becomes payable.
Bonus ladder:
• First qualifying group, cases 1–3: $1,000 bonus.
• Second qualifying group, cases 4–6: $1,500 additional bonus.
• Third qualifying group, cases 7–9: $2,000 additional bonus.
• Every additional completed qualifying group of three: another $2,000 bonus while eligible.
This is a continuous program with no annual expiration while you remain eligible. Bonuses are additional to regular commission.
A ledger will track attribution, collection and group assignment so no case counts twice. One $150,000 case is one case, not three.
Examples of qualifying groups:
• $50,000 + $50,000 + $50,000.
• $48,000 + $49,800 + $52,200.
• $45,000 + $50,000 + $60,000.
• $40,000 + $45,000 + $70,000.
A case below $40,000 cannot count toward the high-value bonus group but still earns regular commission if otherwise eligible. Do not ignore viable smaller cases or opportunities just below $50,000.
PAYMENT TIMING AND LONG-TERM OPPORTUNITY
Our working estimate for recovery and payment is approximately three to five months, sometimes longer. A signed claimant engagement does not mean funds have been recovered or that KEP has collected its fee.
Monthly base pay supports ongoing work during that cycle. Commissions and bonuses provide additional performance upside. Case volume, recovery success, timing and incentive earnings are not guaranteed, and there may be months with base pay only.
Base payments, commissions and bonuses will be documented and handled through Freelancer’s permitted payment arrangements. Before work begins, we will agree in writing on scope, hours, classification, case attribution, eligibility, payment timing and treatment of pending cases, consistent with applicable law and platform requirements.
Any preliminary paid trial will have separately agreed scope and compensation.
HOW TO APPLY — ANSWER EACH QUESTION
1. Describe your direct surplus-funds, tax-overage or foreclosure-overage experience. If none, say so.
2. How long have you performed U.S. outbound calling?
3. What kinds of homeowners or claimants have you spoken with?
4. Rate your spoken English and describe your comfort with unscripted calls.
5. Do you speak Spanish? If so, at what level?
6. Which CRM systems have you used?
7. Which calling or dialer systems have you used?
8. Will you personally perform the work? Disclose any proposed team member or substitute.
9. Are you available approximately 20 hours per week during agreed U.S. prospect-local calling hours? Give your time zone, days/hours and earliest start date.
10. Do you have a computer, headset, reliable internet and quiet workspace? Describe your backup connectivity.
11. Are you comfortable with the first-90-day $250 monthly base, the $400 base after successful review and retention, and the commission/bonus structure and payment delays explained above?
12. Explain a difficult objection you have successfully handled on a cold call. We will test objection handling live as well.
13. If you have worked surplus cases, identify the actual duties YOU personally performed, the employer/client and dates.
Provide relevant previous employers or contracting clients for independent verification: business name, your position, dates, supervisor/manager and a direct business telephone number. Business email/site and relevant project or review links are helpful.
Identify which references we may contact. A current employer will only be contacted with permission. You may explain why previous engagements ended. Do not share confidential claimant information. A resume alone is insufficient.

KEP is seeking a reliable long-term colleague. Final hiring decisions remain with management.
