# Senior Editorial Designer Wanted | Premium London Lifestyle & Property Publication

We are looking for an exceptional editorial designer to produce a premium, photography-led digital publication for a design-led UK student accommodation brand.

**This is not a traditional property brochure, corporate PDF or Canva template project.**

Think contemporary architecture magazine, luxury travel publication, boutique hospitality brand or premium interiors lookbook.

We need a designer with exceptional typography, composition, photographic art direction and visual storytelling skills.

## The project

We are producing a digital portfolio showcasing distinctive student residences.

The primary audience is international education and letting agents, who recommend accommodation to students and their families. The publication must also be beautiful and compelling when individual property sections are shared with students and parents through WhatsApp and WeChat.

The goal is to create something people want to explore, not simply a document they need to read.

## Creative direction

We have already developed and approved a strong visual concept.

It features:

- Cinematic, full-bleed photography
- Bold, confident editorial typography
- Sophisticated black-and-white compositions
- Striking, sometimes unconventional layouts
- Architectural and lifestyle photography
- Beautifully balanced negative space
- Oversized pull quotes and distinctive text placement
- Layered imagery, strong visual rhythm and considered pacing
- Refined iconography, maps and information graphics
- Individual visual personalities within one cohesive brand system

The direction is contemporary, confident and design-led.

We want the sophistication of a premium international magazine, with the energy and personality of a modern London lifestyle brand.

**Luxury means outstanding design judgement, not gold typography, decorative flourishes or generic premium templates.**

The publication must not look like an estate-agent brochure.

## What is already provided

This is primarily a design and art direction commission, not a strategy or copywriting project.

We will provide:

- The approved visual concept PDF
- A detailed page-by-page content plan and draft copy
- High-quality professional property photography
- Lifestyle and resident photography
- Property information and supporting content
- Existing videos and virtual tours
- Direction and feedback throughout production

The designer will be expected to interpret the approved concept creatively, not simply reproduce the example layouts.

## Scope of work

Approximately 35 pages, subject to final content and editorial layout.

The publication includes:

1. Brand and portfolio introduction
2. A five-property visual comparison
3. The lifestyle and community experience
4. Safety, service and reassurance content
5. Payment and booking information
6. Five individual editorial property chapters
7. Property-specific photography, lifestyle benefits and room features
8. University connections and supporting visual graphics
9. An agent toolkit, links and calls to action

Each property needs its own personality while belonging to the same visual family.

The content will be relatively concise. Photography, typography and composition must do much of the storytelling.

## Digital requirements

The master design must work beautifully as individual portrait pages on mobile, while also feeling coherent as a two-page editorial spread on desktop.

The finished artwork will be published as an interactive digital brochure using a flipbook platform.

We require:

- Screen-optimised PDF artwork
- Clear visual navigation
- Clickable contents and links
- Space for video and virtual-tour integration
- Property chapter navigation and shareable sections
- Readable mobile typography
- Optimised image quality
- Fully editable source files

Please indicate whether you have experience with Heyzine or comparable digital publication platforms.

Experience is advantageous, but outstanding editorial design ability is more important.

The interactive platform build can be handled separately if required, so please distinguish your design fee from any additional digital production fee.

## Deliverables

- Initial editorial design direction based on the approved concept
- A small set of representative sample pages for approval
- Full publication design following sign-off
- Custom information graphics and simple map treatments where required
- Image selection, cropping and visual art direction
- Desktop and mobile layout quality checks
- Final web-optimised PDF
- Organised, fully editable source files
- Final exported assets suitable for digital publication

## What we're looking for

We are particularly interested in designers with proven work in:

- Luxury editorial publications
- Architecture and interiors magazines
- Premium hospitality branding
- High-end property publications
- Luxury travel or lifestyle lookbooks
- Editorial art direction and typography

Adobe InDesign expertise is preferred.

We value strong design judgement, creativity, excellent attention to detail and the ability to make an existing concept feel genuinely exceptional.

## Application requirements

**Please do not send a generic proposal or a long list of unrelated graphic design services.**

Instead, please provide:

1. Your three strongest examples of relevant luxury editorial, architecture, interiors, hospitality or magazine design.
2. At least one example of a complete multi-page publication, not just a cover or mockup.
3. A brief explanation of why your design approach suits the attached creative concept.
4. Confirmation of your preferred design software and ability to supply editable files.
5. Your fixed fee for approximately 35 pages, with digital platform production priced separately if offered.
6. Your estimated production timeline and availability.

We will shortlist designers based on the quality and relevance of their portfolio, not the lowest price.

We are looking for someone whose work demonstrates genuine creative quality, thoughtful restraint and an exceptional eye for editorial design.
