I’m in the middle of a mortgage application and the lender is asking for professionally prepared, lender-ready estimated tax returns and income-verification documents for both my mother and me. We are both self-employed.

Scope of work
• Prepare complete 2026 estimated federal (and, if applicable, state) tax returns for each of us, including all supporting schedules a lender normally expects (1040, Schedule C, etc.).
• Fold three months of my 2024 activity and eight months of my mother’s 2026 earnings into those estimates so the numbers reflect our year-to-date income accurately.
• Generate concise income-verification statements that clearly show gross receipts, business expenses, and net income.
• Deliver everything electronically in searchable PDF plus the working files (Excel or tax software export) so the underwriter can trace calculations.

Acceptance criteria
1. Figures tie out across all schedules.
2. Returns look identical to IRS originals—ready for signature and submission.
3. Income-verification summaries match the numbers on the returns line-for-line.
4. Turnaround time and fee agreed in advance; any revisions included until the lender is satisfied.

Let me know your total fee, expected timeline, and which software you use (e.g., TurboTax, ProSeries, UltraTax, Drake). I’ll upload bank statements, 1099s, and bookkeeping files as soon as we start so you can work entirely online.
