I have a set of residential building plans for a home in South Carolina that must be brought fully into line with current state and local codes before the permitting office will issue a building permit. Only the structural portion of the package needs work; the architectural layout, MEP notes, and site plan are already complete.

Your role, as a South-Carolina-licensed Professional Engineer, is to:

• Review my existing structural drawings and calculations.
• Redesign any members, connections, or details necessary to satisfy the latest IRC/IBC, wind/seismic, and local amendments.
• Produce a clean, permit-ready structural set (PDF and, if possible, DWG) bearing your PE stamp and signature.

Acceptance criteria
• Calculations and drawings clearly reference the governing codes used.
• All sheets carry your South Carolina PE seal.
• County reviewer comments, if any, are fully addressed within two business days.

I will provide the current architectural PDFs, structural sketches, soil information, and the jurisdiction’s checklist as soon as we start. Turnaround time is flexible but sooner is better; please include an estimated completion date when you respond.

I currently have building plans for a A-Frame style house that I would like to building in Blythewood, South Carolina. This is in Richland County. A lot of the materials used in this build are expensive or hard to find. Can you redesign these plans using building materials that you would find a Lowes or Home Depot. I’d like a complete building list of materials that I can easily provide to one of these stores. The floor plan and size should be pretty much the same as the original. There is one closet that I would like to change the location in one of the bed rooms. I can send you a diagram of this change. I also would like the foundation to be changed to cinder block pilers and not wooden post. We have hard clay where we live. Lastly, can you put an engineering stamp on this structure/design so that I can get building permits from Richland county. Let me know if you need any more information.
