I am assembling a residential house-design library that will serve as the starting point for fully customised homes. For every concept added, I need a complete package: architectural drawings, structural engineering documentation, a detailed BOQ, photorealistic stills, and an immersive VR walkthrough. The emphasis is on flexibility—each design must be robust enough to be tailored quickly to an individual client’s brief, whether that involves minor layout tweaks or more substantial structural changes.

Speed matters; I would like the first batch delivered as soon as you can reasonably achieve high quality. To help me choose the right partner, please share past work that demonstrates you can carry a project from schematic design through to construction-ready documentation and compelling visualisation. If your portfolio already includes Revit or AutoCAD models, structural calculations, take-offs, and real-time rendering or VR examples (Twinmotion, Lumion, Unreal Engine, etc.), highlight those pieces.

Deliverables (per design):
• Full architectural and structural drawing set (PDF + editable source)
• BOQ with measured quantities and material specs
• High-resolution 3D renders suitable for marketing
• VR walkthrough file or link, ready for standalone headset viewing

Once I review your samples, we can finalise the exact number of designs and the delivery schedule. I am ready to move quickly, so show me work that proves you can do the same. the details are as follows.

1. Plot Sizes to Be Covered

Our initial library will cover the following seven traditional plot-size categories:

Plot category and Approximate area

77 Kuzhi or 693 sq.ft

87 Kuzhi or 783 sq.ft

97 Kuzhi or 873 sq.ft

107 Kuzhi or 963 sq.ft

117 Kuzhi or 1,053 sq.ft

Basis: 1 Kuzhi = 9 sq.ft.

These are plot-area categories, not guaranteed buildable floor areas. Actual design feasibility will depend on plot dimensions, road access, setbacks, local building regulations, ventilation, parking requirements, and site conditions. We will provide exact plot dimensions and project-specific details before final design development.

2. Types of Houses We Want to Develop

Depending on plot size and feasibility, the library may include:

Economy homes: Practical, affordable layouts with efficient use of space.

Modern single-floor homes: Contemporary elevations, functional interiors, and good natural lighting.

G+1 homes with external staircase: Suitable for phased construction or independent upper-floor access.

G+1 duplex homes with internal staircase: Integrated ground- and first-floor living arrangements.

RCC terrace-slab homes: Designs that account for possible future vertical expansion where technically and legally feasible.

Premium homes: Enhanced elevations, materials, interior finishes, lighting, and façade details.

Not every house type needs to fit every plot category. We expect the selected professionals to recommend technically practical combinations rather than force unsuitable layouts onto smaller plots.

The final number of designs and variations will be agreed after reviewing the initial concepts, feasibility, quality, and pricing.

3. Complete Deliverables Required for Every Approved Design

A. Architectural Design Package

Dimensioned floor plans for every applicable floor.

Furniture and room-layout plans.

Front, rear, and side elevations.

Building sections with levels and heights.

Staircase plans, sections, and dimensions where applicable.

Site plan, roof/terrace plan, and drainage coordination as required.

Door and window schedules.

Area statements and room-wise dimensions.

Basic material and finish schedules.

Natural lighting, ventilation, circulation, and space-utilisation considerations.

Editable CAD/BIM source files and printable PDFs.

B. Structural Engineering Package

Project-specific structural design basis and assumptions.

Foundation design based on relevant site information and soil conditions.

Column, beam, slab, staircase, and other applicable structural drawings.

Structural calculations and reinforcement detailing.

Bar bending schedules and reinforcement quantities where applicable.

Design provisions for future expansion, but only where explicitly engineered and approved.

Coordination between architectural and structural drawings.

Signed or certified engineering documentation where required by applicable regulations.

Structural documentation must be prepared or verified by appropriately qualified professionals. Generic reinforcement details or unverified assumptions will not be accepted as construction-ready engineering.

C. Detailed BOQ and Cost Estimation

Item-wise Bill of Quantities with traceable measured quantities.

Civil and structural material quantities.

Concrete, steel, masonry, plastering, flooring, waterproofing, painting, and other relevant work items.

Electrical, plumbing, sanitary, and drainage quantities where included in the agreed scope.

Material specifications and clearly stated measurement units.

Labour and material cost breakdowns.

Editable Excel workbook with working formulas.

Separate economy, standard, and premium finish options wherever practical.

Assumptions, exclusions, wastage factors, and pricing date clearly stated.

The BOQ must be linked to the approved drawings, not based solely on rough estimates or visual assumptions.

D. Photorealistic 3D Visualisation

High-resolution front and rear exterior renders.

Relevant side views and aerial or isometric views.

Interior renders of key rooms where included in the agreed scope.

Realistic materials, textures, lighting, landscaping, and surroundings.

Marketing-quality images suitable for brochures, presentations, websites, and social media.

Editable 3D source project and associated asset files.

Preferred tools include Twinmotion, Lumion, Unreal Engine, 3ds Max, Blender, Revit, SketchUp, or comparable professional software.

E. Immersive VR Walkthrough

An immersive walkthrough of the approved house design.

A working file or hosted link suitable for the agreed standalone VR headset.

Clear instructions for opening and using the experience.

Required project files, dependencies, and any licensing details.

Confirmation of the headset and deployment format before final production.

A collection of 360-degree images alone will not count as a fully interactive walkthrough unless that format is explicitly agreed.

F. Reusable and Editable Project Files

Every approved design must be organised so our team can reuse it as the foundation for future client-specific projects.

Required source formats, as applicable:

AutoCAD DWG and printable PDF.

Revit RVT and IFC where BIM is included in the agreed scope.

Editable XLSX BOQ and cost-estimation files.

Native 3D model and rendering project files.

VR project/source files or a documented deployable build.

Supporting schedules, specifications, textures, and required dependencies.

Please disclose any third-party assets, plugins, fonts, templates, or software licences that restrict modification, commercial use, or redistribution.

4. Customisation and Future Client Requirements

Flexibility is a central requirement. We want to adapt approved base designs for different clients without unnecessarily rebuilding every project from scratch.

The workflow should support, where feasible:

Room-size and layout adjustments.

Kitchen, bedroom, bathroom, and living-space variations.

Changes to façade style, colours, materials, and finishes.

Different staircase arrangements.

Budget-based material substitutions.

Changes to doors, windows, lighting, plumbing, and electrical layouts.

G+1 adaptations and future-expansion requirements.

Recalculation of structural elements and BOQ quantities when modifications affect the engineering or scope.

Structural changes must trigger appropriate engineering review and updated calculations. Architectural or visual modifications must not be assumed structurally safe without verification.

5. Editable Deliverables, Commercial Rights and Ownership

We must be able to edit, customise, reproduce, and use the approved designs for its residential construction business.

The agreed contract must clearly cover:

Delivery of editable source files, not PDFs or rendered images alone.

Commercial usage and modification rights for the commissioned work.

Ownership or licensing of project-specific source files.

Disclosure of third-party content and any licence restrictions.

Delivery of supporting assets and dependencies necessary to reopen the project.

Revision history and final approved versions.

Please specify any exclusions or limitations before quoting.

6. Quality Control and Acceptance Criteria

A submission will be considered complete only when:

The agreed drawings and schedules have been delivered.

Architectural and structural information is coordinated.

Structural calculations and applicable professional approvals are included in the agreed scope.

BOQ quantities can be traced to the relevant drawings.

Editable source files open correctly and match the approved PDFs and renders.

Renders represent the approved design.

The VR experience works in the agreed target format.

Files are organised, named, and delivered with clear revision information.

Agreed corrections have been completed.

Please state your proposed revision allowance, turnaround time, and any exclusions.
