I am moving forward with an extensive home renovation and extension and now need a qualified architectural drafter to turn my design intent into a complete set of construction drawings suitable for permit submission. The scope covers several areas of the house: updating interior rooms such as the kitchen and bathrooms, adding a new room and rear extension, and re-working the garage, roof line, and some outdoor elements.

What I already have:
• Preliminary sketches, reference photos, and rough dimensions
• Local planning guidelines that must be followed for setback, height, and energy compliance

What I need from you:
• Fully dimensioned floor plans, reflected ceiling plans, and key elevations
• Sections and construction details that address the new structural openings, roof modifications, and wet-area upgrades
• Door, window, and finish schedules
• A code-compliant title sheet and general notes formatted for my municipality’s permit checklist
• File delivery in both PDF and editable DWG so my contractor and engineer can coordinate further

Acceptance criteria:
1. Drawings meet the residential permit standards of my local authority (I will provide their checklist).
2. All new work is clearly clouded and keyed; demolition is shown separately.
3. Revisions are turned around within two business days once mark-ups are sent.
4. Final package is delivered ready to upload to the online permit portal with no additional formatting required.
