PDF Re-typing to Plain Text

I have a PDF that must be re-typed word-for-word, preserving the original layout, spacing, and spelling, then delivered as a single UTF-8 plain-text (.txt) file. The document also contains several handwritten notes and signatures—please include those in the exact places they appear, transcribed verbatim in brackets so they remain distinguishable from the printed text.

Deliverables
• One clean .txt file mirroring every line of the source, including the handwritten annotations.

Accuracy is paramount; I will quickly spot deviations, so please double-check before sending the final file.
