I need a licensed North Carolina land surveyor to establish and document the exact boundary of my property. My primary goal is to confirm and mark every corner, uncover any potential encroachments, and generate an updated legal description that can be filed with the county.

I already hold some deeds and an older survey plat that I can share as a starting point. Additionally, I have a complete packet of all the required deeds ready for your use. Your job is to visit the site, collect fresh field data, reconcile it with the existing records, and then deliver a final, signed survey package I can rely on for legal or future building purposes. Also, a complete retracement and overlap analysis of two competing deed descriptions will be required.

Deliverables:
One signed and sealed boundary-retracement plat showing:
• Parcel A - Complete 0.71-acre parcel
• Parcel B - Complete Brown parcel
• The house footprint
• Monuments found or reconstructed
• Any overlap—or the minimum distance between the parcels
• Which lines were field-surveyed and which were reconstructed from deed information
• The deed books and pages used

A short signed conclusion placed directly on the plat—or in a one-page letter—stating:

Based on the deeds, monuments, record evidence, and field survey, the Brown parcel [does/does not] overlap the 0.71-acre parcel. The house [is/is not] located within the Brown parcel. Any overlap is shown and calculated on the attached plat.
