NCC Residential Fire Compliance

I need a suitably accredited Australian fire engineer to produce a performance-based solution that satisfies the Fire Separation provisions of NCC Volume 2 for a new patio/ancillary extension to my home. Council has advised that the current roof setback is insufficient under the deemed-to-satisfy rules and has offered two paths: increase the setback to 1800 mm or demonstrate compliance through a performance assessment. I wish to keep the design exactly as drawn, so your report must show how the proposal still meets the NCC performance requirements.

All architectural drawings and the approved Building Application documents are already attached for your review. You will be expected to analyse the existing layout, reference the relevant clauses of NCC Vol 2, and draw on the appropriate Australian Standards (e.g. AS 1530, AS 3959, AS 5113 where relevant) to justify the solution. Coordination with a private Building Surveyor may be required, and the final documentation must be formatted for direct submission to council.

Deliverables
• Written performance solution report, signed by a registered fire engineer (suitable for Western Australian councils)
• Marked-up plan set highlighting fire-resisting elements or construction modifications, if any
• Summary letter for the private Building Surveyor confirming compliance

Acceptance criteria
– Council or Building Surveyor recognises the report as addressing NCC P2.3.1 Fire separation (or latest equivalent clause).
– Any proposed materials or construction methods are clearly specified and traceable to the relevant Australian Standard.
– All reasoning and calculations are transparent and reproducible.
