I need a fresh, modern-minimal interior concept for two short-stay rental units that will photograph beautifully for Airbnb yet stand up to the heavy turnover of daily guests and tight cleaning schedules. The look should feel high-end but stay within a sensible spend per room, relying on durable hospitality-grade finishes and furniture.
Scope
Each unit requires a complete space plan in 2D that shows walls, furniture placement, lighting points, and any small kitchenette adjustments. After sign-off, I want photorealistic 3D renders of every main zone—living, bedrooms, dining corner, and the kitchenette—so I can market the properties online with confidence. To wrap it up, provide a detailed FF&E shopping list with product links, specs, paint codes, and fabric or surface notes that make sourcing straightforward and cost-controlled.
Deliverables
• Two annotated 2D floor plans
• High-resolution 3D renders for all listed areas (minimum 4–6 angles per unit)
• Comprehensive FF&E schedule, clearly flagged for durability and easy local or online purchase
• Up to three rounds of revisions covering layout tweaks, palette adjustments, or furniture swaps
Preferred style
Modern yet minimalist, leaning on clean lines and neutral foundations so accent pieces can rotate with trends without driving costs up.
File expectations
DWG (or PDF) for plans and layered source files; JPEG/PNG for final renders at 4K; spreadsheet or PDF for FF&E.
Tools are your call—AutoCAD, SketchUp, 3ds Max, V-Ray, Lumion, or similar—as long as the end visuals are crisp and ready for listing photos.
Timeline is flexible but please outline milestones from concept to final package when you respond.
