Luxury Vacation Rental Website – WordPress + Smoobu Integration

I am looking for an experienced web designer/developer to create a professional luxury direct-booking website for Tiffanys Villas, a family-owned collection of 5 vacation rental properties in Mykonos, Greece and Orlando, Florida.

We currently have a Shopify website at HomewoodLuxuryRentals.com and are rebranding our public-facing website under our new domain TiffanysVillas.com.

This is NOT an e-commerce/store website. The goal is to beautifully showcase our properties and generate direct bookings.

We already use Smoobu for property/channel management. Smoobu must remain the booking backend and be integrated for live availability, rates and direct reservations.

PROPERTIES

Mykonos, Greece:
• Villa Platinum – 6BR/7BA
• Villa Diamond – 3BR/2BA
• Villa Gold – 2BR/2BA
• Villa Sapphire – 2BR/2BA

Our Mykonos villas feature private pools, outdoor living and sea views. We also arrange concierge services including transfers, private chefs, car rentals, yoga/wellness, restaurant/beach club reservations, boat excursions and other guest services.

Orlando, Florida:
• Tiffanys Villas Solara – newly renovated 5BR/4.5BA vacation home at Solara Resort near Walt Disney World, with private screened pool, themed children’s bedrooms, gaming loft and resort amenities.

DESIGN

The site should feel like a luxury boutique hospitality/villa brand, NOT a generic Airbnb template or online store.

We want elegant, sophisticated design, strong professional photography, clean typography, excellent mobile experience and consistent Tiffanys Villas branding.

Existing logo and professional photography will be supplied.

Orlando/Solara:
Dedicated property page highlighting private pool, themed rooms, gaming loft, Solara Resort amenities and Disney proximity.

Concierge:
Transfers, private chefs, vehicles, wellness/yoga, restaurant/beach club reservations, boat excursions and special requests.

About:
Family-owned Tiffanys Villas brand story.

Contact:
Inquiry form including destination/villa, dates, guests and message plus email/WhatsApp.

SMOOBU INTEGRATION – REQUIRED

Smoobu must remain our booking backend for:
• Real-time availability
• Rates and restrictions
• Direct reservations
• Fees
• Guest information
• Payment/reservation workflow
• Individual property bookings
• Search across available properties

We DO NOT need a custom booking system, new channel manager or WooCommerce/shopping-cart system.

Smoobu should be integrated as professionally and seamlessly as possible.

DOMAIN MIGRATION & SEO

Current site: HomewoodLuxuryRentals.com
New primary site: TiffanysVillas.com

The existing Shopify site must remain live while the new site is developed.

Once approved, TiffanysVillas.com becomes the primary site and HomewoodLuxuryRentals.com remains registered and redirects appropriately.

SEO migration is important.

Developer must:
• Map important existing URLs to corresponding new pages
• Implement proper 301 redirects
• Preserve relevant existing SEO value
• Avoid unnecessary 404 errors
• Configure XML sitemap
• Configure Google Search Console
• Configure Google Analytics
• Ensure proper indexing

Old individual villa URLs should redirect to the matching new villa page, NOT simply the homepage.

TECHNICAL REQUIREMENTS

• WordPress preferred
• Fully responsive desktop/tablet/mobile
• Fast loading/image optimization
• SEO-friendly URLs
• Page titles/meta descriptions
• Proper heading structure
• Image alt text
• Appropriate structured data/schema
• SSL/security
• Backup system
• Contact forms reliably delivered to our @tiffanysvillas.com email
• Privacy/cookie setup appropriate for international visitors

OWNERSHIP – IMPORTANT

We do NOT want a proprietary website platform requiring us to remain with the developer.

Upon final payment, Tiffanys Villas must have full ownership/admin access to the website, WordPress installation, hosting, domain configuration, themes/plugins, Analytics, Search Console and website content.

We must be able to move the site to another host/developer in the future.

We also need to easily update text, photos, amenities, reviews and concierge information ourselves. Please include basic training/instructions.

TESTING & LAUNCH

Before launch, developer must test:
• Desktop/tablet/mobile
• Major browsers
• Navigation/forms
• Smoobu availability
• Individual villa booking
• Full test reservation/payment workflow
• 301 redirects
• Analytics/Search Console
• SSL/security

Shopify must NOT be cancelled until the new site is fully tested and approved.

Please include at least 30 days post-launch support for build-related bugs.

Clearly disclose ALL ongoing costs including hosting, premium themes/plugins, maintenance, security/backups and license renewals. We do not want unexpected mandatory monthly developer fees.
