I am looking for an experienced residential interior designer / interior design studio to design the 3rd and 4th floors of a newly constructed house (approx. 1800 - 2000sq ft carpet area).
4 bedrooms, 6 washrooms, 1 drawing room, 1 study/pray room, 1 living + dining, 1 small living area
The house is already under construction and the floor layouts, furniture layouts, false ceiling designs and electrical plans are already finalized.
Therefore, I am not looking for architectural planning or major space-planning changes. The requirement is to develop the interiors around the existing plans and create a cohesive minimal, contemporary luxury look.
The desired aesthetic is:
Minimal luxury
Contemporary and sophisticated
Warm, elegant and understated
Neutral / earthy colour palette
Premium stone, wood, glass and metal
Excellent lighting integration
Clean architectural lines
High-quality joinery and detailing
Timeless rather than heavily trend-driven
The objective is to create a home that feels luxurious because of its materials, proportions, detailing and lighting, rather than through excessive decoration.
I want to avoid overly ornate interiors, excessive wall mouldings, too much fluting, unnecessary decorative elements.
I already have:
Architectural floor plans
Finalized room layouts
Furniture layouts
False ceiling designs
Electrical / lighting point layouts
These will be provided to the selected designer.
The designer should work within the existing layouts and ceiling/electrical design, making changes only where genuinely necessary and after discussion.
Scope of Design
The main requirement is to develop the complete interior look and detailing for the 3rd and 4th floors, including:

Feature walls
Stone / quartz / marble selections
Wood / veneer / laminate finishes
Metal finishes
Glass
Paint colours
Bathroom tiles and finishes
Other architectural finishes
2. Furniture & Soft Furnishings
Bed designs
Sofa / sectional designs
Side tables
Coffee tables
Dining furniture
Study furniture
Console units
Chairs
Rugs
Curtains
Upholstery
Decorative elements
Furniture should be custom-designed where appropriate rather than simply selecting generic catalogue pieces.
3. Joinery & Storage
Detailed design of:
Wardrobes
TV units
Vanity units
Study units
Display/storage units
Consoles
Bedroom furniture
Kitchen/pantry cabinetry where applicable
Other built-in furniture
4. Lighting Integration
The electrical and ceiling layouts are already available.
The designer should therefore focus on:
Selecting appropriate light fixtures
Decorative lighting
Pendant/chandelier selection where appropriate
Track/magnetic lighting
Wall lights
Mirror lighting
Cove/ambient lighting
Colour temperature
Lighting detailing and visual hierarchy
The goal is to work with the existing electrical plan rather than redesign it from scratch.
5. Bathrooms
Develop the complete visual/material design including:
Tile combinations
Stone/vanity countertops
Vanity design
Mirrors
Shower area
Glass partitions
Sanitaryware
Faucets/accessories
Lighting
Storage
Hardware/metal finishes
Deliverables
For each room/space, I expect:
High-quality realistic 3D renders
Material/finish palette
Furniture specifications
Custom furniture/joinery designs
Wall elevations where required
Joinery details
Material schedule
Furniture/fixture specifications
Lighting fixture specifications
Bathroom elevations/details where applicable
Final design drawings required for execution
The drawings should be sufficiently detailed for my carpenter/contractor to execute the design.
Important
I am not looking for someone to simply create attractive 3D renders.
The selected designer should have a strong understanding of:
materials + proportions + joinery + lighting + detailing + practicality + execution.
I will be actively involved in material and design decisions and can provide reference images for the desired aesthetic.
Ideal Designer

Excellent photorealistic 3D visualization skills
Strong material and colour sense
Good knowledge of Indian materials and vendors

Preference will be given to designers who have worked on independent houses/villas rather than only apartments.
