Architect / BIM Designer Needed – Modern House in Kenya | Full Construction Drawings, 3D, BOQ & Engineering
Project Type: Existing residential design revision and full construction documentation
Location: Kisii, Kenya
Contract: Fixed total price, milestone-based
Target Start Date: November 9, 2026
Applicants: Qualified professionals worldwide
Project Overview
I am seeking an experienced architect, BIM designer, or multidisciplinary architectural team to refine an existing modern residential house design in Kenya and deliver a complete, coordinated, construction-ready package.
I already have ground-floor and first-floor plans, a detailed revision document, reference images, and site information. This is not a project to design a house from scratch. The existing layout and overall concept should be preserved, with the requested revisions incorporated and practical improvements made where necessary.
The property has sloping terrain. The design includes a ground floor, first floor, usable rooftop, and proposed partial sub-basement.
Please review the attached revision document in full before submitting a proposal. It contains the specific modifications, reference images, room arrangements, access requirements, and design expectations.
Required Scope
The selected professional must address the following:
1. Architectural revisions: Incorporate the attached changes while preserving the existing room arrangement wherever practical. Improve space utilization, room dimensions, bathrooms, kitchen, storage, doors, windows, circulation, lighting, ventilation, security, and privacy.
2. Staircases and accessibility: Design safe and attractive internal and external staircases, including the owner's curved staircase, separate tenant access, rooftop access, and controlled-access points. Account for moving furniture and appliances. Provide practical accessibility solutions.
3. Partial sub-basement: Design a cost-effective basement utilizing the natural slope, including vehicle parking, safe pedestrian/accessibility arrangements, drainage, ventilation, structural support, and access to the house.
4. First-floor and tenant spaces: Coordinate the owner's private areas, flexible tenant accommodations, kitchenettes, bathrooms, terraces, and separate access without compromising privacy.
5. Rooftop: Incorporate secure rooftop relaxation areas/pergolas, solar panels, concealed water tanks, rainwater harvesting, service access, and controlled access between private and shared spaces.
6. Exterior and finishes: Create a beautiful, modern appearance with durable, practical materials suitable for Kenya. Include exterior elevations, finishes, lighting, and drainage considerations.
7. Site development: Account for the natural slope, vehicle circulation, heavy-duty driveway, retaining walls where necessary, water storage, utilities, landscaping, and site security.
All changes must be coordinated across the architectural, structural, and engineering drawings.
Mandatory Deliverables
Your fixed total design price must clearly include the following, either produced directly or coordinated through qualified specialists:
• Revised, fully dimensioned architectural floor plans for all levels, including the partial sub-basement and rooftop.
• Site layout, grading, sections, elevations, door/window schedules, staircase details, and relevant construction details.
• Structural drawings and engineering calculations, including foundations, columns, beams, slabs, retaining walls, and basement structures.
• Coordinated electrical, lighting, plumbing, drainage, water supply, rainwater harvesting, and solar-ready layouts.
• Interior layouts and finish specifications, including kitchens, bathrooms, ceilings, cabinetry, and floor finishes.
• High-quality 3D exterior and interior renderings, including the complete house, basement/parking, staircases, and rooftop.
• Itemized Bill of Quantities (BOQ) with material quantities, labor estimates by construction stage, and estimated total construction costs.
• BOQ reconciliation of materials already purchased, including machine-cut stones, foundation stones, hardcore, and ballast, to identify potential cost savings and additional requirements.
• Printable PDF drawings and editable source files (Revit/ArchiCAD or equivalent, DWG, and relevant 3D files).
• A coordinated documentation package suitable for review by Kenyan approval professionals and use by the construction team.
Include necessary revisions and final handover in your price. Clearly identify any deliverable that requires a separate licensed engineer or other specialist.
Construction Support and Pricing
I expect to purchase or supply some construction materials directly. Therefore, the BOQ should distinguish materials, labor, equipment, and other construction costs.
Please also indicate whether you can provide construction-stage labor estimates covering:
• Site preparation, excavation, and foundation.
• Basement, structural frame, slabs, and masonry.
• Roofing, waterproofing, plumbing, and electrical installation.
• Windows, doors, plastering, ceilings, flooring, and finishing.
• External works, driveway, drainage, and landscaping.
Construction management, physical site visits, approval fees, professional stamping, and site supervision may be quoted separately.
You do not need to be based in Kenya to qualify. Remote architects are welcome. However, explain how your work can be coordinated with appropriately registered Kenyan professionals for local compliance, approvals, and construction.
Proposal Requirements
Please answer the following:
1. Experience: Share 2–3 comparable residential projects, including sample construction drawings, detailed BOQs, and completed 3D renderings—not only visual concepts.
2. Fixed Price: What is your total fixed price for all mandatory design deliverables? Provide a brief cost breakdown and identify exclusions, if any.
3. Timeline: If awarded on November 9, 2026, when can you deliver the revised concept, coordinated construction drawings, 3Ds, BOQ, and final package?
4. Technical Capability: Can you provide or coordinate structural, electrical, plumbing, drainage, and other engineering deliverables? Who will be responsible for their technical review?
5. Local Compliance: Have you worked on projects in Kenya or similar construction environments? Can you coordinate with Kenyan-registered professionals where required?
6. Materials and Labor: Can your BOQ account for materials already purchased and show separate labor costs and material requirements by construction stage?
7. Site Support: Can you provide remote construction support or physical supervision? If so, when would you be available, what services would you provide, and what would they cost separately?
8. Final Documentation: Can you provide editable files, print-ready drawings, and coordinate professionally printed or approval-ready sets? Identify associated costs.
Selection Criteria
Proposals will be evaluated using these weighted criteria:
Evaluation criterion Weight
Construction-ready technical experience and drawing quality 30%
Quality of comparable residential projects and 3D work 20%
Competitive fixed price and completeness of scope 20%
Delivery timeline and communication 15%
Engineering coordination and Kenyan compliance 10%
Construction support availability 5%
Important: The lowest-priced proposal will not automatically be selected. Priority will be given to professionals who demonstrate strong technical competence, complete deliverables, practical construction knowledge, reliable communication, and good value for money.
Please provide a realistic fixed total price, delivery milestones, and relevant portfolio samples. Generic proposals without evidence of comparable work or without addressing the required deliverables will not be prioritized.
I am looking for a reliable professional or team capable of taking the existing design through to a well-coordinated construction package that can be implemented efficiently, safely, and cost-effectively.
