Interior Designer / Interior Space Planner Required – Mixed-Use Building

We are looking for an experienced Interior Designer / Interior Architect for detailed interior planning and construction design of an already-designed small mixed-use building.

The architectural drawings are already available. The objective is now to develop the interiors around the actual intended business/operational uses and identify any modifications required to the existing architectural design before it is finalized.

Proposed Uses:

- Ground Floor + Mezzanine – Café / Restaurant
- First Floor – Commercial / Business Space
- Second Floor – Office / Residential
- Attic – Guest Rooms / Accommodation

Required Scope:

- Functional space planning and optimized layouts
- Detailed 2D working/construction drawings + 3D visualization
- Furniture, café/kitchen, counter, storage, office and guest-room layouts
- Detailed electrical, lighting, plumbing, drainage and sanitary layouts
- Ceiling, flooring, wall finishes and material specifications
- Built-in furniture, cabinetry and joinery details
- Door/window requirements and recommended sizes/positions
- BOQ and material schedule for construction/procurement
- Identification of required changes to windows, doors, internal walls, façade, plumbing/service shafts, kitchen exhaust/ventilation and other architectural provisions

The selected designer will coordinate these requirements with our existing building architect, who will incorporate the agreed modifications into the final architectural/elevation drawings.

The assignment is therefore focused on practical business functionality, detailed interior design and construction-ready documentation, rather than redesigning the building.

The final deliverables must be sufficiently detailed and coordinated for actual construction and contractor execution, not only conceptual layouts or 3D renders.

Interested professionals/freelancers are requested to share a brief profile, portfolio of similar completed café/commercial/hospitality projects, proposed approach, estimated timeline and professional fee. Preference will be given to designers with demonstrated experience in both interior design and construction/working drawings. Detailed ToR and existing architectural drawings will be shared with shortlisted candidates.
