I’m moving ahead with a home addition and I need a complete set of site plans and architectural drawings to satisfy my municipality’s development-permit requirements. The property is an existing single-family residence and the project involves an extension to the current structure rather than new construction.

Your drawings must be accurate enough for submission to the planning office, showing setbacks, lot coverage, grading considerations, utility locations, floor plans of the proposed addition, roof plan, and all relevant elevations and sections at the required scale. Local code notes, a basic zoning data table, and any other details the reviewers typically expect should be included so nothing is kicked back for revision.

I’m comfortable reviewing PDFs but would like the final files in an editable CAD format as well (AutoCAD or Revit preferred) so my builder can make minor tweaks if field conditions demand it.

Deliverables:
• Scaled site plan with north arrow, property lines, and existing vs. proposed footprint
• Dimensioned floor plan of the addition tied into the existing layout
• All exterior elevations and at least one cross-section highlighting structural tie-ins
• Lot-coverage and setback calculations called out clearly
• Final PDF set ready for permit plus the native CAD files

I’ll supply the existing survey, photos, and any other background information you need as soon as we start. If you have experience getting single-family additions through permitting in Canada (Ontario), that’s a plus, but I’m open to anyone who can demonstrate a solid track record creating code-compliant residential plans.
