SECTION 1 — WHAT THIS IS

We are a real estate land acquisition company buying land directly from owners in five US states.

The planning is already finished. We have three complete written build books: a 25-page funnel spec book, a design system book covering fonts, colors, spacing and CSS/JS snippets, and a form construction guide. We also have a finished HTML code library with seven copy-paste snippets.

We do not need strategy. We do not need copy. We do not need design.

We need a builder who takes a written specification and executes it exactly, inside our GoHighLevel account.

This posting is Phase 1 of a larger build. Read Section 3 so you know precisely what you are bidding on, and Section 4 so you know what you are not.

SECTION 2 — BEFORE YOU BID

This project requires GoHighLevel (also called HighLevel or GHL). It is a CRM and funnel platform.

This is NOT the Go programming language (Golang). If your profile is Golang, PHP, backend or general web development with no GoHighLevel history, this is not your project. Please do not bid.

This project carries an NDA and an IP Agreement. You sign both before receiving any of our files. All work produced under this contract belongs to us.

SECTION 3 — PHASE 1 SCOPE

Six deliverables. This is the complete list.

1. Custom field verification

Confirm our 14 existing custom fields on the Contact object are correctly configured
Confirm name, phone and email map to GoHighLevel's built-in fields
Do NOT create new custom fields. Duplicating a built-in field is a contract breach.

2. Master form build

One form, built to our written spec, reusable across all future pages
Includes a US state dropdown
Includes a county dropdown with state-code prefixes, formatted as: TX — El Paso
We supply the complete county list as a spreadsheet — approximately 12 entries. You import and format it. You do not research or compile it.
Native GoHighLevel form only. No third-party form tools.
Every field maps to the correct existing custom field

3. Pipeline configuration

Two pipelines built with the stages we provide
The two pipelines stay separate. Do not merge them.

4. THREE funnel pages, fully built

Built in the GoHighLevel funnel builder
Built to our provided design system — fonts, colors, spacing and button styles are already decided
Desktop and mobile responsive, tested on both
Our seven provided HTML/CSS/JS snippets installed in the correct sections
Light custom CSS/JS where the design system calls for it
Master form embedded on each page and confirmed writing correctly into the CRM
Pages two and three reuse the structure of page one. They are variations, not rebuilds.

5. THREE automation workflows

Workflow A — Lead intake: tagging, pipeline stage assignment, internal notification
Workflow B — State-based referral branching: routes the lead on the submitted state value
Workflow C — Nurture sequence: multi-step follow-up per our written spec
All branching runs on submitted form data only. Never visitor IP, never browser detection.
All three tested with live test submissions before handoff

6. Tracking and handoff

Google Tag Manager container installed on all three pages
Thank-you page URLs configured so conversion events can fire later
Loom or screen-recorded walkthrough of everything built
Written build documentation
14-day bug-fix window after final delivery
SECTION 4 — WHAT IS NOT IN THIS PHASE

Stated plainly so there is no scope dispute later:

The remaining 22 funnel pages
The remaining 2 automation workflows
Any copywriting, design work or strategy
Any paid ads, SEO or traffic work
Email or SMS deliverability setup (Twilio, Mailgun)
Compiling or researching the county list — we provide it

Do not price for these. Do not bid low intending to add them later.

SECTION 5 — PHASE 2

Phase 2 is the remaining 22 funnel pages and 2 workflows, built on the same design system, the same master form and the same field structure you will already know inside out.

Phase 2 goes to the Phase 1 contractor if Phase 1 is delivered clean and on time, awarded as a separate contract at a separately agreed price.

We are not asking you to quote Phase 2 now. We are telling you it exists so you understand this is not a one-off.

Phase 1 is a paid audition and we are direct about that. Do it well and there is substantially more work waiting.

SECTION 6 — NON-NEGOTIABLE RULES

1. Legal disclosure blocks are copy-locked. Certain pages carry a required legal disclosure paragraph. You paste it exactly as supplied. Do not reword it, reduce the font size, gray it out, move it to the footer, or collapse it behind an accordion. It must be plainly visible on the page. This is a legal requirement, not a design preference.

2. No new custom fields without our written approval first.

3. No subcontracting. Whoever we hire does the work. If you are an agency, say so in your bid and name the person actually building.

4. Everything stays on Freelancer.com. All communication, all files, all payment. Anyone asking to move to WhatsApp, Telegram, Skype or email before award is rejected immediately.

5. Limited access only. We provide a GoHighLevel sub-account user with the permissions you need. We do not share agency-owner credentials. Please do not ask.

SECTION 7 — WHO WE ARE LOOKING FOR

Required:

2+ years hands-on in GoHighLevel — funnel builder, workflows, custom fields, pipelines, triggers
Real HTML, CSS and JavaScript ability. You can debug a snippet that renders wrong on mobile.
Has built multi-page funnel systems, not only single opt-in pages
Reads a written specification and builds from it without hand-holding
Clear written English, posts progress updates without being chased

Nice to have:

Real estate or land lead generation experience
Spanish-language page experience
Google Tag Manager setup
Twilio and Mailgun configuration inside GHL
SECTION 8 — BUDGET, MILESTONES AND TIMELINE

Fixed price for the Phase 1 scope above. One number, one scope.

Do not bid an hourly rate. Do not bid a placeholder and plan to raise it in chat — that ends the conversation immediately.

Payment runs through Freelancer Milestone Payments. We fund each milestone before you begin it, so your work is protected. We do not release a milestone before it is delivered and tested.

Four milestones:

Milestone 1 — Foundation (25%) Custom fields verified, master form built and mapped, county list imported and formatted, both pipelines configured, GTM container installed.

Milestone 2 — Page One (30%) First funnel page fully built to the design system, responsive on desktop and mobile, snippets installed, form confirmed writing correctly into the CRM.

Milestone 3 — Pages Two and Three (20%) Remaining two pages built to the same standard and tested.

Milestone 4 — Automation and Handoff (25%) All three workflows built and tested with live submissions, thank-you page URLs configured, walkthrough recording and written documentation delivered, 14-day bug-fix window begins.

Milestone 2 is the real test. A clean page one and we move quickly through the rest.

Timeline: 10 to 14 days. Give us your real timeline, not the one you think wins the bid. We would rather hear 18 days and get 18 days.

SECTION 9 — WHAT WE PROVIDE
GoHighLevel sub-account access with the correct permissions
The relevant build book sections and the seven-snippet code library
The complete county list as a spreadsheet, ready to import
All copy, all images, all legal text — nothing for you to write
A named point of contact who answers within one business day

You will not sit idle waiting on us. That is a commitment, not a slogan.

SECTION 10 — HOW TO BID

Bids that ignore these four steps are deleted without a reply. We are strict and we do not make exceptions.

1. Start your bid with the word GRANITE.

2. Link 2–3 GoHighLevel funnels you personally built. State clearly what you built versus what you inherited. Screenshots are fine for private client work.

3. Answer in one or two sentences: a form field needs to write to an existing custom field on the Contact object, but that field is not appearing in the workflow trigger dropdown. What are the first two things you check?

4. Give one fixed price for the Phase 1 scope and one realistic timeline in days.

Shortlisted bidders get a short chat interview and one sample page spec after the NDA is signed. We reply to shortlists within 48 hours.

APPENDIX A — MESSAGE TO EXISTING BIDDERS

Anyone who bid before this edit priced a different scope. Send this to all of them:

We have revised this project. Phase 1 is now: 3 funnel pages, 1 master form, 2 pipelines, 3 workflows, GTM install and handoff documentation. The remaining 22 pages and 2 workflows are Phase 2, awarded separately to whoever delivers Phase 1 well.

Please review the updated description and confirm or revise your bid. Your original number does not carry over.

How they respond tells you something free: who re-reads a brief, and who just resends the same figure without looking.

If the description field is locked as well as the budget, post the revised scope to the project's clarification board, send the message above to every bidder, and treat the clarification board version as authoritative in the award terms.

APPENDIX B — WHAT THIS SHOULD COST

Rough labor estimate for the revised Phase 1:

Field verification and pipeline setup — 3 hours
Master form including county list import — 3 to 5 hours
Page one, built to spec with snippets — 6 to 8 hours
Pages two and three — 3 hours each
Three workflows with branching and live testing — 6 to 8 hours
GTM, documentation, walkthrough — 3 hours

Total: roughly 27 to 33 hours.
