Efficient Romanian Nursery Masterplan

We are setting up a commercial ornamental plant nursery in Romania for container-grown ornamental plants and flower production, as an expansion of our existing garden-center and warehouse operation.

This is intended to be a practical, cost-conscious project using as much existing infrastructure as possible. We already own the greenhouses, which we received from another site and will dismantle and relocate. We also already have the warehouse.

The total property is approximately 23,800 m², currently divided approximately as follows:

Existing garden center: 4,000 m²

Existing warehouse: 3,000 m²

Available area for future garden-center expansion: 1,800 m²

Available area for nursery production: 14,000 m²

Remaining areas include access/circulation and supporting infrastructure

What we need

We are looking for someone with real commercial nursery-production experience to help us determine the most efficient overall layout before we engage our local Romanian architects/engineers.

We need a practical masterplan covering:

Outdoor container-production blocks and their organization

Optimal placement of the relocated greenhouses

Potting/work area

Plant receiving, holding, picking and dispatch areas

Irrigation layout and zoning

Drainage and surface-water management

Water storage, pumps and fertigation positioning where appropriate

Internal roads and efficient tractor/forklift/vehicle circulation

Loading/unloading areas

Integration with the existing warehouse and garden center

Storage areas for substrate, pots and other production materials

Waste/plant-waste area

Logical movement of plants through the different production stages

Future expansion areas

Cost efficiency is extremely important. We are not looking for an unnecessarily sophisticated or highly automated nursery. The objective is to make intelligent use of the land and infrastructure we already have and invest only where it provides a clear operational benefit.

Deliverables

We would ideally like:

A scaled conceptual site masterplan in CAD/DWG + PDF

Proposed production blocks and their approximate areas

Greenhouse positioning

Main irrigation routes and production zones

Drainage concept

Internal road layout, widths and turning/access requirements

Operational/logistics areas

Phased development plan, allowing us to build the nursery gradually as the business grows

Short technical notes explaining the main assumptions and reasoning behind the layout

Important: this is a concept/masterplanning assignment

We are not asking the freelancer to produce Romanian construction-permit documentation.

The purpose of this assignment is to establish the nursery production concept and optimal site layout. Once this is agreed, we will take the masterplan to a Romanian authorized architect/engineering team, who will prepare the legally required drawings, calculations and documentation for the local authorities.

Therefore, we care much more about practical nursery-production experience than Romanian permitting knowledge.

This is not a landscaping or garden-aesthetics project.
