Custom Real Estate Operating System & CRM

We are looking for an experienced developer or small development team to build a custom operating system and CRM for a real estate/property management business.

The platform will support:
- Short-term rentals
- Long-term rentals
- Property sales
- Property management
- Owners and clients
- Guests and tenants
- Vendors and cleaners
- Maintenance
- Leads and sales
- Property onboarding
- Client/vendor/team onboarding
- Documents and contracts
- Tasks, workflows, reporting, and dashboards

We are open to using existing platforms, frameworks, APIs, and third-party tools where appropriate, but the final system should be customized around our operations.

Key integrations may include:

- Gmail / Google Drive / Google Calendar

The system should include strong workflow automation. Examples:
- Reservation confirmed → create operational tasks
- Checkout → create cleaning workflow
- Cleaner completes task → trigger inspection/validation
- Maintenance issue → assign vendor and track status
- New property → start onboarding workflow
- New client/vendor → start onboarding workflow
- New lead → create follow-up tasks

We also want AI features such as:
- Internal AI assistant
- AI search across company data
- Email/SMS drafting
- Conversation summaries
- Email and issue classification
- Automated task creation
- Maintenance issue analysis
- Vendor recommendations
- Lead qualification
- Owner reporting
- AI agents that can perform approved actions

The platform should support role-based access for:
- Management
- Property managers
- VAs/staff
- Cleaners
- Vendors
- Owners/clients
- Sales/realtor staff
- Accounting
- Admins

We also want the architecture to support external portals such as:
- Owner portal
- Vendor portal
- Cleaner portal
- Tenant portal
- Guest portal

The system should work well on desktop and mobile. A responsive web app is acceptable initially, but the architecture should support mobile apps later.

We are not requiring a specific technology stack. You may recommend the best approach. Experience with technologies such as React, Next.js, PostgreSQL, Supabase, APIs, webhooks, automation platforms, OpenAI, Claude, or similar tools is a plus.

- Ability to understand business operations and translate them into software
- Workflow automation experience
- API/integration experience
- Clean, scalable, maintainable development

Property management experience is helpful but not required if you are technically strong.
