Concept Design & Cost Estimate

I am planning a small commercial building in Visakhapatnam, Andhra Pradesh, with a built-up area of less than 3,000 sq. ft.

**Requirements:**

1. **Cellar:** Underground cellar.
2. **Ground Floor:** Provision for 12–14 shops.
3. Initially, I want only a **bare-shell construction** with open space, shutters, and open walls. Shop partitions can be added later if required.
4. **Lifts:** Provide space/provision for two lifts on both sides for future installation.
5. **Future Expansion:** Initially, I will construct only the cellar and ground floor, but the structural design and foundation should be suitable for **up to 5 floors** in the future.
6. **Plot Surroundings:**

* North: 33 ft road
* West: 60 ft road
* South: 60 ft road
* East: Existing house
7. **Construction:** Simple and economical commercial construction.

* A rough preliminary drawing/layout.
* Approximate construction cost for the cellar and ground floor.
* Rough design/engineering cost.
* Structural provisions required for future construction up to 5 floors.
