My new commercial development needs a coordinated landscape and irrigation package that can be submitted for permit approval and then handed to the construction team without further red-lining.

A licensed landscape architect will handle the overall site planning and design, tying hardscape, parking, and pedestrian circulation together while meeting local code requirements. The same stamped set must also include an attractive, water-wise planting plan that details species, quantities, spacing, and any soil amendments.

Alongside this, a licensed irrigator must prepare a complete irrigation system design that dovetails with the planting layout. I only need the design phase at this stage—no installation or maintenance services—so the drawings should clearly show zoning, pipe sizing, controller locations, and the water-budget calculations typically requested by reviewers.

Please indicate your current state license number and confirm that you can deliver drawings in both PDF and editable DWG formats. A quick turn-around is ideal because I plan to submit to the city within the next few weeks.

Acceptance criteria
• Stamped site/landscape plan ready for permit submittal
• Detailed planting schedule and legend
• Stamped irrigation design with hydraulic calculations
• Digital files supplied in PDF and DWG

The site area is roughly 0.67 acre and the pad area roughly 8000 SF.
