Build a Complete Airbnb/Booking.com Direct Booking Website with PMS & Channel Manager Integration

I am looking for an experienced web developer to build a complete, professional and ready-to-use website for my short-term rental accommodation brand:

NOMA III – Smart Urban Stay
Tirana, Albania

This is not just a basic accommodation/portfolio website. I need a fully functional direct-booking website connected with my Airbnb and Booking.com listings, with real-time availability, online payments and automatic synchronization.

The website should be modern, elegant, premium and mobile-first, reflecting the identity of a smart urban accommodation.

Main requirements

1. Direct Booking System

Guests must be able to check availability directly on the website.
Real-time availability calendar.
Select check-in/check-out dates.
Number of guests.
Automatic price calculation.
Direct reservation from the website.
Booking confirmation page.
Automatic confirmation email to the guest.
Automatic notification to the administrator.

2. Airbnb & Booking.com Integration

Synchronization with Airbnb and Booking.com.
Reservations made through Airbnb or Booking.com must automatically block those dates on the website.
Reservations made directly through the website must automatically block availability on Airbnb and Booking.com.
The system must prevent double bookings.
I prefer a proper PMS/Channel Manager integration, not only a basic manual calendar.

The developer should recommend the most suitable PMS/Channel Manager solution based on functionality and ongoing costs.

3. Online Payments

Guests must be able to pay for direct reservations online using:
Visa
Mastercard
Debit/Credit cards
Apple Pay / Google Pay if supported
The payment solution must be legally usable by an Albanian-registered business and allow settlement to an Albanian business bank account.
Secure payment gateway integration.
SSL/HTTPS.

4. Administration Panel

I need an easy-to-use admin area where I can manage the website myself without coding, including:

Prices
Seasonal prices
Availability
Minimum stay
Photos
Property description
Amenities
Website content
Promotions/discounts
Reservations
Guest information

I am not a developer, so after completion the website must be manageable without editing code.

5. Languages

The website must initially support:

English + Albanian

The architecture should allow additional languages to be added later.

Integration with the selected PMS for automated guest messaging would be preferred.

8. NOMA III Branding

The website must use the existing NOMA III branding/logo.

Brand positioning:

NOMA III – Smart Urban Stay

The experience should feel modern, elegant, welcoming and premium rather than like a generic Airbnb template.

One of the brand messages that may be incorporated into the website is:

“Enter as a guest. Leave as a friend of NOMA.”

Photos will be provided later because the property is currently being prepared.

The website should therefore be built so that I can easily replace/add professional property photos when they are ready.

9. Mobile & Performance

The website must be:

Fully responsive
Mobile-first
Fast loading
Optimized for iPhone/Android
SEO-friendly
Optimized for Google
Google Analytics ready
Google Search Console ready

Basic technical SEO should be completed before delivery.

10. Domain & Hosting

I need assistance with:

Domain configuration
Hosting
SSL certificate
Professional email setup if required
DNS configuration
Website deployment

I want the website fully deployed and working, not simply source code/files delivered to me.

Important

The final result must be a complete working website.

I do not have programming experience, so I am specifically looking for someone who can handle the technical implementation from start to finish.

I should be able to receive the final website URL, log in to my administration panel and manage the property without coding.

Future expansion

The website should be built with expansion in mind.

NOMA III may later include additional apartments/properties, so the system should allow me to add NOMA IV, NOMA V, etc. without rebuilding the entire website.

I may also later integrate additional smart hospitality services and guest experiences.
