BOQ & Interior Estimator

Role Overview
We are looking for a detail-oriented BOQ and Interior Estimator who can prepare accurate Bills of Quantities (BOQs), material quantity calculations and project cost estimates from approved drawings, specifications and design documents.
The candidate should understand interior materials, finishes, furniture and fit-out work, with the ability to calculate quantities, obtain or analyse relevant rates, identify cost risks and prepare clear estimates for review by the founder and project team.
Key Responsibilities
1. BOQ Preparation
• Prepare detailed BOQs from approved floor plans, elevations, sections, design drawings and specifications.
• Calculate quantities for flooring, wall finishes, ceiling works, painting, wall panelling, cabinetry, wardrobes, kitchens and other interior elements within the agreed scope.
• Prepare item descriptions, units of measurement, quantities and applicable specifications.
• Separate materials, labour, installation and other cost components where required.
• Identify missing information, drawing discrepancies and assumptions that could affect quantities or costs.
• Maintain clear measurement calculations and supporting documentation.
2. Interior Project Estimation
• Prepare project cost estimates based on drawings, BOQs, specifications and available supplier or contractor rates.
• Estimate material quantities and wastage allowances using appropriate assumptions.
• Analyse costs for different material grades, finishes and product specifications.
• Prepare item-wise and category-wise cost summaries.
• Assist in preparing standard, premium and luxury cost options when requested, while maintaining the specified quality requirements of each option.
• Identify items that may significantly affect the project budget.
3. Rate Analysis & Cost Comparison
• Analyse material, labour, installation and subcontractor rates.
• Compare quotations against BOQ quantities and specifications.
• Highlight missing items, exclusions, rate differences and potential duplication.
• Develop or update rate databases using verified supplier and contractor information.
• Clearly distinguish quoted rates, historical rates, allowances and provisional estimates.
• Flag uncertain costs rather than presenting unsupported figures as confirmed prices.
4. Revisions & Project Coordination
• Update BOQs and estimates when approved drawings or specifications change.
• Prepare revised cost summaries and identify the financial impact of design changes.
• Coordinate with the assigned designer, procurement coordinator and project lead to clarify scope.
• Maintain version-controlled BOQs and estimates.
• Deliver editable spreadsheets and supporting documents in the agreed format.
Required Skills
• Practical experience in BOQ preparation and interior project estimation.
• Strong understanding of interior materials, finishes, furniture and fit-out activities.
• Ability to interpret floor plans, elevations, sections and technical drawings.
• Proficiency in Excel or Google Sheets for quantity calculations and costing.
• Familiarity with AutoCAD or PDF drawing measurement tools.
• Strong numerical accuracy, analytical thinking and attention to detail.
• Ability to prepare clear, itemised and auditable estimates.
• Good communication and deadline management.
Preferred Qualities
• Experience with luxury residences, premium apartments, villas or high-end commercial interiors.
• Knowledge of joinery, modular kitchens, wardrobes, stonework, ceilings, lighting and decorative finishes.
• Familiarity with local material and labour rate structures in Delhi NCR.
• Understanding of wastage, installation requirements, scope exclusions and contingency allowances.
• Ability to explain assumptions and cost differences clearly.
Engagement & Deliverables
The role will be freelance or project-based, with the scope agreed before each assignment.

• Detailed BOQ in Excel or Google Sheets.
• Measurement and quantity calculation sheets.
• Item-wise and category-wise cost estimates.
• Rate analysis and quotation comparisons.
• A summary of exclusions, assumptions and items requiring confirmation.
• Revised BOQs and cost-impact reports when approved design changes occur.
Fees, delivery milestones, revision limits and source-file requirements will be agreed upon before work begins.
