Barn Drawing Updates for Permit

I already have a complete set of barn plans, but before I can submit them to the county I need a professional to revise the structural details, material call-outs, and any code references so the package meets current building-permit requirements. The overall footprint, layout, doors, and windows stay exactly as shown; what I need is the technical layer brought up to date—load calculations verified, connection details tightened, and notes aligned with today’s code language.
You’ll work from my existing PDF/CAD files (I can supply DWG, DXF, or Revit format) and return a cleaned, permit-ready drawing set in both editable CAD and flattened PDF. Ideally you’re familiar with agricultural or pole-barn construction and can advise if anything else will raise red flags at plan review.
Deliverables:
• Updated floor plan, elevations, sections, and structural sheets reflecting current code
• Revised material and fastening schedules
• Any required engineering notes or calculation summaries
• Final PDF set plus corresponding CAD files
I’ll be available throughout the process to answer site-specific questions and can provide photos or measurements on request. Looking forward to getting this across the finish line quickly and accurately.
CHANGES NEEDED:
ON THE SECOND FLOOR FRAMING DETAIL, YOU SPECIFIED 2X14" BEAM, WHICH I REQUESTED. HOWEVER, FINDING/ORDERING THIS IS PROVING DIFFICULT. PLEASE ADD EQUIVALENT LVL OR GLU-LAM BEAMS AS OPTIONS ON THESE DRAWINGS FOR THE SECOND FLOOR FRAMING BEAM AND ANY NEW BEAMS REQUIRING GREATER THAN 2X12 LUMBER TO BUILD ONSITE.
UPDATE DRAWING TO INCLUDE OVER-ROOF. A VENTED CAVITY BETWEEN THE RAFTERS AND THE ROOF SHEATHING. EAVES OVERHANG AND ROOF RIDGELINE VENTING WITH CHANNELS CREATED BY 2X4 LUMBER ON RAFTERS AT 45/60 DEGREES. THE INSULATION WILL BE HELD IN PLACE BY NETTING AND/OR RATED WRB. SEE FILE "REQUESTED CHANGES TO DRAWINGS" WITH BETTER DETAILS/REQUIREMENTS.
REPLACE 2ND FLOOR ROOF W/compact cathedral/vaulted assembly
• Rafter collars in the upper third of the rafters. • Flat portion under the ridge beam. • Polyiso installed continuously on the interior side of the rafters. • Drywall 5/8” directly attached over POLYISO for fire protection. 1X4 furring/strapping ¾” PINE T&G SPECIFY strapping-to-rafter structural screw size and spacing, fasteners will carry the T&G overhead through roughly 2½+ inches of nonstructural material. SEE FILE "REQUESTED CHANGES TO DRAWINGS" WITH BETTER DETAILS/REQUIREMENTS.
RECALCULATE/DESIGN RAFTER TO RIDGE BEAM DETAIL
EXPLORE IF RAFTERS CAN SIT ON TOP OF RIDGE BEAM WITH COLLAR TIES AND GUSSETS INSTEAD OF SUSPENDING BY HANGERS. TIES DOWNS, ETC ARE NEEDED, BUT I WOULD RATHER HAVE WEIGHT SUPPORTED ON THE BEAM IF POSSIBLE. RAFTERS CAN EITHER: 1)MEET END TO END OR 2) BE OFFSET AND MEET SIDE BY SIDE/PARALLEL NAILED/SCREWED AND GUSSETS FOR BOTH PLEASE REFER TO FILE "REQUESTED CHANGES TO DRAWINGS" FOR MORE INFORMATION AND A DRAWING/MOCK-UP.
