139 Addition

I’m expanding my existing 100 ft × 50 ft (5,000 sq ft) commercial building by 70 ft along the 50 ft side. The new footprint will be 170 ft × 50 ft, giving a total of roughly 8,500 sq ft under roof. Ceiling heights in the current structure are 15–16 ft and I want the addition to match that clear height so the interior flows as one continuous volume at ground level.

Your role is strictly architectural design. I already have partial plans for the original building, which I can forward in PDF and DWG formats; they show column spacing, structural grid, and current egress paths but stop short of the new work. I need you to pick up from there and produce a complete architectural package for the expansion and the three upstairs apartments that will occupy the second floor of the new wing.

Residential program
• Two 2-bedroom units and one 1-bedroom unit stacked across the second floor
• Every bedroom must have its own bathroom
• Open-plan living/kitchen/dining in each unit
• Dedicated in-unit laundry closets
• Units access the building at second-floor elevation because the site slopes upward on that side; resident parking will be at this higher grade

Site considerations
The new construction backs into a slope, so please show retaining, stair, and ramp solutions that make sense both structurally and for code-compliant egress. At ground level, the addition will tie into the commercial floor slab; upstairs I need a clearly separated residential zone that still meets mixed-use fire and acoustic requirements.

Deliverables I expect
• Schematic layouts with two rounds of refinement
• Dimensioned floor plans, reflected ceiling plans, and key interior elevations for permit submission
• Exterior elevations and one color rendering to visualize massing and materials
• Door, window, and finish schedules
• Code summary sheets addressing mixed-use separation, occupancy loads, and ADA provisions for the new work
• A Revit or AutoCAD model plus PDFs for all sheets
